Define what ready for use actually means
Record the intended operations, equipment, finishes and turnover requirements with the owner and design team. Establish base-building versus improvement responsibilities. Do not assume that a shell has the capacity, connections or approvals a tenant’s operation needs.

Reconcile trade boundaries
Compare demolition, structure, enclosure, mechanical, electrical, plumbing and finish packages against the same drawing set. Track equipment connections, controls, testing and restoration where one package may exclude work another package assumes is included. Regulated work is assigned to appropriately qualified providers.
Coordinate equipment and procurement
Identify owner-purchased equipment, supplier-confirmed lead times, installation prerequisites and required decisions. Link submittal reviews and selections to delivery dates. A purchase order does not establish that equipment will be on site when the field crew needs it.
Control changes to the original scope
Maintain a change register that separates proposed scope, cost effect, schedule effect and approval status. Review concealed conditions and scope clarifications with the responsible parties. Do not bury unresolved exposure in a headline budget figure.
Prepare a usable project brief
Share the project location, approximate square footage, existing condition, intended use, current design status and desired completion. Explain whether you need preconstruction coordination, construction-phase support or end-to-end management. Confidential drawings should use an agreed private transfer method.
Turn over the space with the records
Agree on punch completion, required inspections, equipment startup, manuals, warranty contacts and handover responsibilities. Occupancy and code decisions belong to the responsible authorities and qualified professionals. Confirm continuing maintenance requirements before project closeout.
